As our market is currently in the busy season, I'm sure you too are seeing all the different advertising about "Nothing Down" or "Zero Down" or "100% Financing Available".  

Is this really an option?  Or a gimmick that advertisers play to get the phone to ring?

I can confirm that we have TWO well-known mortgage options in our market that provide 100% Financing:

  1.  VA Loans: available to active and former military with proper paperwork (DD-214)
  2.  Department of Agriculture's Rural Development Loans (Referred to as "Farm Loans" or RD):  available for most homes purchased outside of the city limits of Baton Rouge.  The RD Eligibility Map should be referenced to confirm.

There are a couple other options for little to zero down payment options:

  • Various local banks offer in-house programs for their customers
  • CAFA (Capital Area Finance Authority) offers a grant program which provides 3%, 4% or 5% assistance!
